Anatomy of a Purchase Agreement - Course #9
4 hours - 4 Education CE or First Cycle Renewal credits, GRI Elective.
The focus is on recent changes and clarifying the purpose to the wording of specific clauses in this most important contract. The purchase agreement is the “blueprint to the transaction”, so emphasis is placed on developing a clear understanding of the complete document. This course is intended to keep all licensees current with the RANM Purchase contract. This four module course is designed as a basic training program. Brokers (all licensees) whose companies may not have an in-house training program – this is the answer. Module One focuses on developing a personal business and marketing plan. Module Two covers techniques and forms for success in listing properties. Module Three focuses on buyers and all the necessary skills for success with them. Module Four completes the class with closings, follow-up, inspections, net-outs, etc. Homework assignments test the skills needed for becoming a successful broker. Become an expert on moving through the maze and obstacles related to all types and phases of offers. This course is approved for a GRI elective and for first cycle licensee credits.Contract Negotiations - Course #30

Learn the roadblocks and the skills to successful negotiating. Study the specific steps that are necessary to successful negotiating techniques. Then practice those techniques in a workshop format. This course is approved for a GRI elective and for first cycle licensee credits.NMREC Mandatory Course - Course #1
8 hours - 8 Mandatory CE credits.
Brokers must take this course in the classroom setting each renewal cycle. Emphasis is placed on law and rules updates as well as emphasis on the code of ethics, and is a refresher in the basics of the real estate business. This course is approved for first cycle licensee credits.NOTE: Separate testing is now required for this class and there is no longer a grace period for renewals. We strongly recommend that you take this course early enough in the renewal cycle that you will have plenty of time to complete the test.
Professionalism in Real Estate (Code of Ethics) - Course #253
4 hours - 4 Education CE credits, Approved for NAR Code of Ethics (4 yr) Requirement.
The HOW-TOs of working effectively and professionally with buyers, sellers, other brokers, and all the affiliated businesses related to a real estate transaction. The focus is on ethical and professional practices. There is a major emphasis on the Realtor® Code of Ethics.Qualifying Broker Refresher Course - Course #2
4 hours - 0 credit.
Required for license renewal of all Qualifying Brokers.
This course MUST be taken every three years starting 1/1/06 as a Qualifying Broker responsibility.
It does NOT count towards your 30 hours of CE credits needed for license renewal, and is required even if you have 20 years in the business and are at least 65 years old. SUGGESTION: Taking it during each renewal cycle is probably the best way to keep up with this requirement.
This course will keep the Qualifying Broker current on all legal and industry developments.Reducing Violations: A Case Study Workshop - Course #112
4 hours - 4 Education CE credits, GRI Elective.
This is a hands-on workshop using ever changing and current cases that are taken from the files of the real estate commission. Work-shopping allows the participants to review and analyze the facts in the case to determine penalties and sanctions. Then determine if they agree with the decisions of the commissioners. This course is approved as a GRI elective.Real Estate Contracts/Seller Financing – “The Basics” - Course #100
4 hours - 4 Education CE credits, GRI Elective.
Calculators helpful. The purpose is to give the participant the knowledge and understanding to introduce seller financing in order to bring about more closings. The basics of RECs are covered. By learning to think more creatively, the end result is more closings. This course is a GRI elective.Understanding the Loan Origination Process with Emphasis on Pre-qualifications - Course #143
4 hours - 4 Education CE credits, GRI Elective.
Understanding the ins and outs of the loan process more clearly will allow the broker to better serve the client/customers and generate repeat and referral business. Knowing the techniques for pre-qualifying buyers will assure that time is not wasted on unqualified people. The end result is that the student will at least have a better understanding of the loan process and its importance to the transaction. . . a real eye-opener. This course is a GRI elective.
Pre-Licensing Courses – each one is 30 hours and comprises the 90 hours required before a student sits for the associate broker’s examination.If a broker wishes to become a Qualifying Broker, he must also take a 30 hour Brokerage Office Administration course for a total of 120 hours. NOTE: If he/she has already passed the broker’s examination he/she will not be required to take it again.
If one is a licensee prior to taking the Broker Basics or Brokerage Office Administration courses, 10 Education CE credits will also be earned for each.

This course is required before one can become a Qualifying Broker. A minimum of two years of the previous five years must be spent as an active licensee. The focus here is on establishing a real estate brokerage business, keeping track of the business, guidance in the area of business and professional involvement, and all the appropriate laws and rules necessary to run the brokerage effectively and professionally.Real Estate Law - Course #225

The student will learn the basic principles of license law, contract law, transaction brokerage and agency law, owner’s property rights and obligations relative to the transfer of real property interests.Real Estate Principles and Practices - Course #219
